Acceptance of Tender for the manufacture and installation of replacement timber fire doors within the domestic housing stock

Decision Maker: Cabinet Member for Finance and Assets (Deputy Leader)

Decision status: Recommendations Approved

Is Key decision?: No

Is subject to call in?: Yes

Decision:

To accept the tender from Ventro Limited for the manufacture and installation of replacement timber fire doors within the domestic housing stock.

Reasons for the decision:

CBH is delivering a programme to upgrade fire doors across the portfolio with new certified fire doors to current standards, where required. This programme is now in the final year of the six-year programme.

To date the doors installed have been composite fire doors, however these are not suitable for certain situations, such as listed buildings and communal corridors. A new contractual provision is therefore required for the replacement of the timber fire doors to complete the programme.

Following a tender process, three tenders were received and evaluated; the submission from Ventro Ltd represents best value.

The contract is to be the JCT Measured Term to allow additional doors to be included if found to be required following survey. It is estimated that in the region of 180 doors will be replaced under this contract at a cost of approximately £285,000. This is included for within the overall door and window replacement budget for 2021/22 of £1,471,000.

Alternative options considered:

Not awarding the contract to any Contractor - REJECTED. It is necessary to replace fire doors that have been identified as needing replacement to ensure they perform in the event of a fire.
