To acquire 3 x S106 units at Prestbury Road, Cheltenham from Newland Homes.

Heads of Terms are now agreed.

The acquisition of S106 dwellings supports CBC/CBH new supply aspirations to provide circa 350 new affordable homes in the coming years. There is already a budget allocation of £1.25m (approved by CBC’s Council and Cabinet in February 2019) to pursue S106 opportunities. In addition, a further budget to pursue S106 opportunities was approved via the Treasury Report to Full Council on 14^th October.

The opportunity at Prestbury Road will add to CBC’s affordable housing stock and generate links to a key SME builder who are active in the area which may lead to future opportunities.

Should CBC not have submitted an initial bid, the S106 element of this scheme would have been secured by another RP.

Consultation has taken place between CBC and CBH officers who are supportive of the properties being acquired. The scheme has also been agreed by the Cabinet Member Working Group and is now noted on the Outcomes Framework.

We have consulted colleagues internally (lettings, housing management, planned maintenance) who are supportive of the proposals. Martin Stacy is also supportive of the proposal to secure CBC’s first S106 units and add further affordable housing properties to its portfolio.
